Houses in Bang Tao, Phuket: reading the built area against the land

Every listing among the 70 houses for sale in Bang Tao, Thailand shows two figures that buyers tend to read as one. There is the total built area, and there is the land area, and the relationship between them says more about the property than either number alone. A house with 451 m² of building on 652 m² of land is a different product from one with 578 m² on 639 m², even when the prices are close, and a house with 1,695 m² on 1,634 m² is something else again. This text takes the current Bang Tao listings and reads them through that ratio.

Bang Tao is the stretch of Phuket's west coast between Surin and Layan, with the Laguna resort estate at its centre, and it holds the largest concentration of villas on the island. Prices on the page run from $270,000 for a terraced house in a new complex to $8 million for a first-line villa in Laguna.

Five villas, two areas each

Dividing the price by each area gives two costs, and comparing them shows what the buyer is actually paying for.

The 578 m² house is the cheapest per built metre on the list and among the cheapest per land metre, which usually means an older building whose value sits in the plot. The 360 m² house on 600 m² costs more than it per built metre and per land metre despite being smaller on both counts, which points to a newer build, a better position within Bang Tao or both. The Laguna villa is priced on the estate and its services as much as on its 1,312 m² of land. And the sea-view house at the top of the table is the only one where the land is worth more per metre than the building, which is what a view does to a plot.

Why the ratio matters more here than elsewhere

On Phuket a foreigner does not own the land under a villa. The building can be held outright and the land is taken on a registered lease, normally 30 years, or through another structure that a lawyer sets up. That makes the split between building and land a legal question as well as a pricing one. The building is the part the buyer owns most securely. The land is the part on a clock. A villa where most of the value sits in the plot, like the 578 m² house, therefore carries more of its price in the leased component than a villa where the value is in the construction.

The listing marked freehold at $1,059,000 illustrates the point from the other side. Freehold on a villa listing refers to the form of title available, and how much of the property that covers for a foreign buyer depends on the structure used, which is a question for the contract rather than the headline.

What the built area includes

Thai listings state total area, which normally counts covered terraces, the pool deck and sometimes the garage, alongside the internal rooms. Two houses of 400 m² can differ by a hundred metres of air-conditioned space. When comparing per built metre, the useful adjustment is to ask for the internal area separately, and for a pool villa to check whether the pool sits inside the plot area or on common land shared with the complex.

For the new developments on the page this is straightforward, because the developer's plans give both figures. The current launches run from $476,000 for villas in a 54-unit complex due at the end of 2026, through $876,000 and $1,107,000 in complexes of 37 and 35 units due in 2027, to $1,937,000 for 17 villas 300 metres from the beach. Each of those is sold with plot and built area stated, and each can be run through the same two divisions.

The three products on one beach

Reading the ratio across the whole page sorts the 70 listings into three groups that do not compete with one another.

  1. Compact new villas and terraced houses on small plots, from $270,000 to about $600,000, where the price is almost entirely building and the land is a garden strip.
  2. Detached villas on 600 to 700 m² plots, from roughly $1 million to $1.4 million, where building and land are close to equal in value and the lease structure deserves the closest reading.
  3. Laguna and first-line properties from $2.5 million upward, where the land, the position and the estate services are the price and the house is what sits on them.

A buyer comparing a $1.1 million villa against a $1.3 million one is usually comparing within the second group, and the two areas on the listing are the quickest way to see which of the two is the newer building and which is the larger plot.

The Bang Tao listings on Tranio carry both areas on every card, together with the year of completion and the number of bedrooms, so the table in this text can be rebuilt for any pair of houses in a few minutes. The local office can then answer the question the listing cannot, which is how the land under a particular house is held.

A house on Bang Tao is two purchases in one, a building and a plot, and the listing gives the buyer the numbers to price them separately. The ones who do tend to find that the villa they liked is either a good building on ordinary land or ordinary building on good land, and that the price makes more sense once they know which.
